No it does not cost to take a tour.
We accept walks ins, But if you need to setup an appointment we can help you with that.
Our management team office is in the front office located outside our gated community and open during business hours.

Screening time can vary, but can take between 2-7 business days for appications to be approved.
The application fee is $65 per applicant. Once approved, there is a reservation fee of $175 that will be automatically deducted. We do not require any security deposits, but we do require a non-refundable LTS Fee of either $125 or $250 depending on your screening results.
Take photos of your apartment when you move in so you have a record of its condition. Pay rent and utilities on time to build a good rental history, and communicate with management right away if you ever have a maintenance issue or concern. Also, treat the apartment as if it were your own home — keeping it clean and well cared for makes your experience more enjoyable.

You can pay rent online through the resident portal on the Canebrake website or through the RentCafe app. We also partner with a company called Flex if you would like to split your rent into two payments. Ask the office for more details if you are interested.

At Canebrake, residents pay a $25 monthly community operations fee and a $5 monthly gate access fee. These fees help care for the shared spaces, services, and security features that keep the community well maintained.
Community Operations Fee: $25 per month
This fee supports the upkeep of the spaces residents enjoy every day, including amenities, landscaping, grounds care, and general community enhancements that contribute to a clean and welcoming environment.
Gate Access Fee: $5 per month
This fee helps maintain the controlled entry systems, including the access gate, call boxes, monitoring equipment, and ongoing repairs needed to keep the system operating reliably.

Yes, Canebrake Apartments do require renter's insurance. $100,000 minimum liability coverage. We partner with ResidentShield for quick and convenient coverage for our community.
We do not include utilities in the rent price.
Electricity will need to be set up through AEP/Swepco and paid directly to them. We do not have gas on property. Your water, sewer, trash, and pest control will be automatically billed to your Canebrake account and can be paid with rent online.
Our community is equipped for service through Xfinity or AT&T Fiber. Once your application is approved, a dedicated community representative will contact you to assist with setting up your account and scheduling installation. If you would like us to resend your information to the provider, please let our leasing team know and we will be happy to help.
Yes. When a current resident refers someone who moves into our community, the referring resident will receive a referral bonus credited toward their rent 30 days after the new resident’s move-in date.
Discounts are not available for paying a lease in full, but residents are welcome to prepay rent in advance for their convenience.

2 guests allowed at the pool. 1 guest allowed at all other amenities. No parties or gatherings are allowed in common areas. Resident is fully responsible for the actions of their guest. Quiet hours are from 10pm-8am. If someone is staying at the apartment longer than 7 consecutive days or 14 days altogether in a month, they are considered to be living in the home and will need to be added to the lease.
Amenities
Canebrake Apartments offers a wide variety of on-site amenities, including a resort-style pool with cabanas, splash pad, fitness center with a virtual trainer, covered playground, outdoor grills with a Green Egg, horseshoes, cornhole, ping pong table, tennis court, half basketball court, car wash, pet park, pet wash, and tanning center.
The pool is closed on Mondays for routine maintenance. It is open Tuesday through Sunday from 10:00 a.m. to 10:00 p.m.
Yes, parking is available at no additional charge. Parking spaces are open and not assigned.
In one bedroom homes, the washer and dryer are located in the bathroom. In two and three bedroom homes, they are located in the hallway.
Each kitchen features stainless steel appliances, including a 7-cycle dishwasher, self-cleaning oven, refrigerator with filtered water and ice dispenser, microwave, and garbage disposal. A washer and dryer are also included in the apartment at no additional cost.

We only have a model unit to show when you tour the apartments
We do not accept packages in the leasing office. Instead, residents have access to a secure package room called Parcel Pending with electronic lockers for convenient delivery. When a package arrives, you will receive a text and/or email with a personal access code to retrieve it.
Our fitness center at Canebrake Apartments is open from 5am-10pm.
The fitness center includes free weights, cardio equipment, cable machines, and fitness on demand programming.
Quiet hours are from 10pm-8am. There are no fees for using amenities, but we do not allow for large gatherings or parties to be held. 1 guest allowed at the Gym. 2 Guest maximum at all other amenities.

We do not have any breed restrictions for dogs, as long as the dog itself is not aggressive. We do not allow Exotic or Poisonous Animals, Birds (parrots, cockatiels, macaws), Tarantulas, Reptiles (snakes, iguanas, etc), Ferrets, Skunks, Racoons, Squirrels, Piranhas, Rabbits
We do have a Pet Park on site where dogs can be off-leash to socialize and play.

We are located off Bert Kouns Industrial Loop- Tucked away behind the Yokem Toyota Dealership. We are just past Enterprise and the David Tom's Golf Academy Entrance.
University Elementary, Youree Dr. Middle School, and Captain Shreve High School.
We do provide a dog park on site at Canebrake, but there is a larger one about 16 minutes away located at 857 E Stoner Ave.
There are nearby bike trails at Betty Virginia Park and at the Arthur Ray Teague Running Trailhead, both within a 15-20 minute drive.
We have many options including Walmart, Sams Club, and target for groceries as well as places like Best Buy, Barnes & Noble, PetSmart, Marshalls, Lowes, and more- all within a 5-10 minute drive.
Starbucks is roughly 8 minutes away from Canebrake. If you are looking for a locally owned shop, Rhino Coffee Uptown is only a 10-15 minute drive.
Maintenance
Yes, we have on-site maintenance and provide emergency maintenance response after business hours in some cases.
You may place a maintenance request online in your Resident Portal or by calling the office.
Once you place a request, you may receive a text or call from our partners at HappyForce to gather more information or to see if you would like to troubleshoot the issue with guidance over the phone for a faster fix (this is not required of you, but some residents do prefer this option depending on the concern). Our maintenance team will address all requests promptly and professionally. If for any reason you are not satisfied with the work or if the issue persists after we have repaired, please call the office for additional assistance.
No, you do not need to be home. Our maintenance technicians are happy to service your issue even if you are unavailable.
If you are locked out, please call the office and select the option for "Courtesy Officer". A $50 lockout fee will be required if this happens.
Residents are welcome to decorate their apartments as long as it doesn’t cause damage to the walls or other surfaces. Please avoid painting or using anything that requires wall anchors or creates excessive holes. Small nail holes (such as for light pictures) are typically acceptable, but any wall damage or large holes may result in repair charges at move-out.
